Downsizing in South Jersey?
If you have been looking around your home and wondering, “Do I really need all this space anymore?”, you are not alone. Downsizing can mean less maintenance, one-floor living, a 55+ community, a smaller home, moving closer to family or a home near the Jersey Shore.
I’m Karen Rodgers, a Realtor® licensed in New Jersey and Pennsylvania, and I help homeowners work through the many decisions that come with downsizing.
A South Jersey Realtor® Who Understands Downsizing Is About More Than Selling a House
My job is not to convince you to sell your home. My job is to help you understand your options and create a plan that makes sense for you.
Where Would You Go?
This is often the first question I hear. Selling may actually be the easy part. Figuring out what comes next can feel much harder.
Your next chapter could mean:
- A smaller, easier-to-maintain home
- A rancher or another one-level home
- A condo or townhome
- A 55+ active adult community
- Moving closer to your children or grandchildren
- Moving toward the Jersey Shore
- Relocating to Florida, the Carolinas, Arizona or another state
- Renting instead of owning
- Staying exactly where you are
There is no single right answer. We can explore your choices before you make any decisions.
Downsizing Without Feeling Overwhelmed
For many longtime homeowners, the house is not the biggest obstacle. It is everything inside it.
Years of furniture, photographs, holiday decorations, family keepsakes, tools, paperwork and belongings can make downsizing feel so overwhelming that it becomes easier to keep putting it off.
The goal is not to empty your house overnight. The goal is to start.
I help my clients break the process into manageable steps, including what to keep, what may go to family members, what could be sold or donated and what can wait until later.
Should You Buy First or Sell First?
This is one of the most important questions for a homeowner who is downsizing. You may need the equity from your current home, or you may be able to purchase first. You may also be concerned about selling before you have somewhere to go.
Depending on your finances, the market and where you plan to move, options may include coordinating settlements, negotiating extra time to move, a rent-back, a delayed closing or discussing bridge financing with a lender. We can consider the possibilities before your home ever goes on the market so you are not making major decisions under pressure.
Considering a 55+ Community in South Jersey?
South Jersey offers many active-adult and 55+ living options, from established neighborhoods to newer construction. Choosing a community involves much more than finding a beautiful house.
We will look at what matters to you, including:
- Location and home style
- Number of steps and first-floor living
- HOA fees and maintenance responsibilities
- Amenities, clubs and social activities
- Proximity to shopping, healthcare and family
- Distance to Philadelphia or the Shore
- Monthly and long-term housing costs
A 55+ community can be a wonderful choice, but it is not the only way to downsize. A smaller rancher, condo or low-maintenance home in a neighborhood you love may be a better fit.
Helping a Parent Downsize in South Jersey?
Sometimes it is an adult son or daughter who realizes Mom or Dad may need a different living situation. That can be an emotional conversation for everyone.
If you are helping a parent sort through decades of belongings, prepare a longtime family home for sale and determine where they will live next, I can help organize the real estate side of the transition. We can begin by discussing the home’s potential value, what may need to be done before selling and the options for the next move.
There is no obligation to list the house just because we have the conversation.
What Is Your South Jersey Home Worth?
Before making a downsizing decision, it helps to know how much equity you may have in your current home. An estimated selling price and potential proceeds can make it easier to determine what you can comfortably afford next.
I can prepare a market analysis and help you understand what selling could look like before you decide whether you are ready to move.
Serving Downsizers Throughout South Jersey
I work with homeowners throughout South Jersey, including communities in Camden, Burlington, Gloucester and Atlantic Counties, as well as homeowners considering a move toward the Jersey Shore.
Because I am also licensed in Pennsylvania, I can help homeowners considering a move between Philadelphia, the Pennsylvania suburbs and South Jersey. If your next chapter takes you farther away, I can connect you with trusted real estate professionals in other parts of the country.
You Do Not Have to Be Ready to Move
You might be ready in three months, thinking about next year or decide that staying in your current home is still the best choice. That is okay.
